The South Florida home sales market started 2025 with some uneven results.
Broward and Miami-Dade took gut punches to single-family home sales last month after a more promising December, according to the Elliman Report.
Both saw substantial drops in sales, while Palm Beach enjoyed an uptick.
Broward had the biggest decrease, with 179 homes sold in January – a 47% year-over-year fall and a massive drop from 669 sales in December.
Miami-Dade’s sales were similarly bleak, with a 46% year-over-year decline and 171 fewer homes sold month-over-month.
Palm Beach saw 41% jumps year-over-year and month-over-month, with 398 homes sold in January.
