Florida’s condos, construction and neighborhood-preservation laws – which have particular bearings on South Florida cities like Miami Beach – are set to undergo major changes this year through bills that passed with bipartisan support.
SB 1730, an update to the Live Local Act, passed with more concessions for affordable housing developers and a last-minute amendment with some safeguards for historic buildings and districts.
Another bill (SB 582) hiked fines for demolishing nationally recognized historic structures.
And this year’s Surfside-inspired condo legislation (HB 913) added more safety and transparency strictures while also giving unit owners more time and ways to cover inspection and repair costs.
